Home Buyers often educate themselves on the internet and take all of the information they read as truth. They then elect to go it alone and not use a real estate Buyer's Agent to represent them when purchasing their home. As a result, all too often home buyers end up paying too much for a home, are not able to negotiate the best terms for themselves because they don't know everything that they are able to ask for and don't receive all they're entitled to, as well as, may get locked into a contract without realizing their legal rights. Sellers are paying the same Broker commission regardless of whether you have Buyer's Agent or not, therefore you don't save any money off of your purchase price for not having your own agent, so let me protect your interests.
Sellers usually have an agent to represent them. The seller's agent represents the seller and has the seller's best interest in mind at all times, not yours. The seller's agent can answer questions for you treating you as a customer and can complete paperwork on your behalf, however, they can not advise you since that would be a conflict of duties and not in their Sellers best interest.
My services are free to you, the home buyer. I will represent you at no charge on the purchasing side when you are buying your home, so don't choose to go it alone! As your Agent, a professional REALTOR® and an Accredited Buyers Representative® (ABR), I will educate you with the information you need regarding the home buying process and prepare a comparative market analysis for you to aid in the offer process so you don't offer too much for your new home. Even if you are an experienced home-buyer, chances are you may still learn something new since the Purchase and Sale Agreements are always changing and have had several recent changes. I negotiate with your best interest in mind and on your behalf. I facilitate the entire process making it as seamless for you as possible. I also provide you with a list of vendors who are professionals/experts in their respective fields for your convenience; this list of vendors will meet almost every possible need you could have for buying your home and/or making repairs, home improvements, and major renovations. I take continuing education classes throughout the year and am always learning something new. Continuous education allows me to better serve you, my clients. I am not stale in the industry and have not been reinforcing poor practices for 20 years. Rather I stay current with industry trends and changes, and am constantly evolving my practices to keep up with the times to represent you the best way possible.
I am a REALTOR®, not just another agent. This means I am a member of my local board as well as the Georgia REALTORS Association® and the National Association of REALTORS®. Many of my ongoing education classes and ethics training are provided by these associations. REALTORS® are held to a strict code of ethics and must adhere to them to remain in good standing. I also remain current by reading important industry magazines and email newsletters.
Additionally I have gone a step further to become a Quality Service Certified REALTOR®, which means I am truly accountable to you for my actions. As my client, you will have the opportunity to rate your experience with me upon completion of purchasing your home. A third party company based in California will send you a survey 30-60 days after your closing and your ratings will be posted on their web site for others to see. My current rating is the highest award: Platinum Agent.
