A Buyer’s Agent does much more than simply locate and show property, in fact, that is where the task begins. Every agent has their own business practices and philosophies, the information contained here is my opinion of a Buyer’s Agent’s role and a description of some of the many things I do to assist my clients in purchasing the perfect home for them. My services are FREE to Home Buyers.
- Use experience and expertise in all aspects of the process including listening to client’s needs, providing information, negotiations and more.
§ Help clients locate a reputable lender if they are not already working with one, and act as a liaison between client and their chosen lender to facilitate the process.
§ Locate property based on what client has described as their needs and their desired location and price range. Each client has their own Custom Client Gateway in which they can review online the properties selected specifically for their review – clients can save properties into categories (likes, possibilities, dislikes) as well as write comments for themselves or to me.
§ If desired location is unknown, provide clients with area information, data and tour them through possible desired areas to help them make a decision.
§ Communicate on a regular basis and as needed. Always return calls the same day, though there are a few exceptions.
§ Work around clients schedule to be able to show properties at convenient times for client.
§ Schedule appointments with clients to view properties and then contact each home owner and/or their agent to schedule a showing time.
§ Provide feedback after showings to the listing agents (professional courtesy).
§ Always have your interests in mind so you always have someone on your side.
§ Research recent sales in a neighborhood prior to client making an offer in order to help them determine a fair and comfortable offer price.
§ Research the tax records and county records for additional information.
§ Advise clients on possible options to include with their offer as well as with other terms and conditions in the contract then prepare offer and submit to listing agent as appropriate; negotiate as required.
§ Prepare and submit counter offers as needed.
§ Provide clients with a list of vendors if requested so they can complete their due diligence (home inspectors, termite inspectors, surveyors, contractors, etc.)
§ Be present for all home inspections and following up with appropriate documentation and submit a copy of the report to the listing agent.
§ Monitor contract deadlines to stay ahead of them as well as submit requests for repairs or make other amendments to the contract if necessary.
§ Schedule the closing and coordinate with the lender and closing attorney from binding agreement date through the date of closing to assure that all paperwork is prepared and handled timely to avoid delays at closing.
§ Arrive at closing ahead of time to review all documents and oversee a smooth closing.
§ Services that probably don’t need to be listed but are here for the record: trust worthy, reliable, accountable, responsive, pay attention details and will be your Realtor for life!
§ Follow-up with clients after the closing and remind them to file their homestead tax exemption the first January-March period following the purchase of their home.
§ On-going communication with information and/or friendly reminders via email and/or US Mail.
§ Referrals to your friends and family are always appreciated.
§ A flat dollar amount of commission I earn from each closing is donated to the Atlanta Habitat for Humanity and the American Cancer Society.
Again, don't buy a home by yourself and over pay for your home or make careless mistakes that will cost you later. Use a professional Realtor who is trained and has experience in handling all aspects of a home transaction. My services are free to you. Be careful of agents who charge fees upfront or a "retainer fee". I do not charge any fees to my buyer clients therefore I do not get paid until you have purchased your home. The listing agent shares their commission as a result of me bringing a buyer to their listing. Make no mistake, my job is to represent you and have your best interest in mind at all times!
